How would I know she is sexy without lusting after her?

By loving her. Lust is superficial bodily love. If you don't make it superficial, but profound, it's proper sexuality.

How do you discern a person's soul by looking at them?

No idea. I'm planning on talking to my future wife to discern things.

So you concede that physical attraction precedes all "love"?

I do. I don't concede that lust does though.
Your question comes from a place where attraction, lust, sexuality etc are all mixed up because they all have something to do with the body. But including the body is not the sin. Focusing on the body alone is the sin. Unless you're internally exclaiming "dat ass tho" and "I'd tap that" every time you see a fit woman, this shouldn't be an issue.

So what attracts people physically to another then?

Attraction. Not to be conflated with lust, which is attraction perverted.

Physical attraction is what you mentioned: physical attraction to what exactly?

            Anonymous

I said attraction, not just physical attraction. Again, don't conflate lust - which limits itself to the bodily - with love - which doesn't limit itself.
            >attraction to what exactly?
To anything. Shape, body language, facial expressions, tone of voice, attitude, whatever you can perceive.

NTA but physical attraction to parts of her you feel attracted to. Once more, there is nothing wrong with appreciating the beauty of a woman, i.e you can say to your wife "I think your butt looks good. I think your hair/face/eyes/etc. are pretty" and that's not lust. It's going out of your way to hyperfocus on these aspects of her and deliberately making your relationship with her focused on sexual encounters involving these parts of her body, which is where lust supersedes love/attraction.

Lust has a cognate in german, meaning "desire for something you do not need"

Honestly, trying my best to channel the holy spirit, i think lust is bare carnal desire, while physical attraction is discernment of one's soul via facial features, body language, mannerisms and especially self-representation, carnal desire actually distracts oneself from learning about whether or not one is compatible with another
